 Gas Heat – 20 Point Clean and Check

  1. Clean and brush burners
  2. Clean pilot or electronic ignition
  3. Check gas line from gas shutoff to gas valve for leaks
  4. Clean or change air filter (standard type)
  5. Check blower for free operation
  6. Lubricate all moving parts
  7. Check gas pressure
  8. Check draft at flue pipe
  9. Check all safety switches
  10. Check emergency switch for positive shutoff
  11. Check all wiring connections for tightness
  12. Check, clean and adjust thermostat

Oil Heat – 19 Point Clean and Check

  1. Check, clean and adjust thermostat
  2. Change oil filter cartridge, nozzle, and strainer
  3. Check oil pump pressure
  4. Clean and adjust all safety controls
  5. Lubricate all moving parts
  6. Vacuum clean burner and controls
  7. Check burner coupling condition
  8. Clean and adjust draft regulator
  9. Clean or change air filter (standard type)
  10. Check and set cad cell or stack switch, clean helix
  11. Check amps and volts on motors
  12. Check all wiring connections for tightness
  13. Clean heat exchanger
  14. Check blower for free operation
  15. Check transformer
  16. Check belt for cracks and adjust (if applicable)
  17. Check draft over fire and at flue
  18. Check emergency switches for positive shutoff
  19. Take carbon monoxide test

Air Conditioning – 17 Point Clean and Check

  1. Install gauges and check operating pressures
  2. Check voltage and amperage to all motors with meter
  3. Check air temperature drop across evap coil
  4. Oil fan motors and bearings
  5. Clean evaporator and condenser coil*
  6. Clean or replace air filter (standard type)
  7. Check pulleys for tightness
  8. Check belt for cracks and adjust (if applicable)
  9. Check all wiring connections for tightness
  10. Check, clean and adjust thermostat
  11. Check electrical lock out circuits
  12. Check starting contactor contacts
  13. Check pressure switch cutoff settings
  14. Check air temperature across condenser
  15. Check for refrigerant leaks at all accessible fittings
  16. Check superheat or subcooling
  17. Check drain and clean it if accessible

CONDITIONS

  1. Home Comfort Heating & Cooling will endeavor to render prompt and efficient service hereunder, but it is expressly agreed that Home Comfort Heating & Cooling shall in no event be liable for damage or loss caused by delay or any loss arising out of the performance of this agreement.
  2. Above plans cover air conditioning through 5 ton, oil fired warm air furnaces, oil fired boilers, gas warm air furnaces and gas boilers.
  3. Home Comfort Heating & Cooling reserves the right to reject any agreement if on inspection by service technician, equipment is found in such condition that service will be unsatisfactory to both parties.
  4. It is mutually agreed that this agreement covers only electrically operated units inside the equipment and does not cover electric, plumbing work, balancing beyond the units, or any work required because of negligence, misuse of equipment, clogged oil lines, fire, flood, acts of God, shortage of electrical, gas, oil, or water supply, sabotage, or damage caused by freezing.
  5. No service will be rendered under this agreement if customer has a past due account.
  6. This agreement shall NOT include: replacement of refrigerant, refrigerant leaks, recovery of refrigerant, refrigerant leak testing, chronotherms, zone controls, fan blades, blower wheels, replacement of water tank, heat exchangers, combustion chamber, clogged oil lines or related components, electric heaters, burners, boiler, automatic water feeders, moduflo system, tankless heaters, vents, valves, and other accessories not an integral part of the oil burner, gas furnace control system, air conditioning controls, drawing down or refilling of boiler/heating systems, nor freight, nor labor to replace these items.
  7. This agreement is not written on a prorated basis and no refund will be made if cancelled prior to normal expiration date.
